Does our Heat and A/C units have a replaceable air filter? Recently, I noticed a lot more dust than usual in my unit.  Who is responsilbe for the purchase and installation, the association or unit owner.

Yes, there is a replaceable filter.  Best bet is to fill out a Warranty Request form.  Maintenance should come at least twice per year, I believe.  In most buildings it's included in your assessments, but I'm not 100 percent postive what the policy is here.

Recently I inquired about the filters at the management office and was told they will replace them with a request from owner (because they are of an odd shape), currently at no charge, but the Association may decide to charge in the future.  We've been in our unit since December and realized there was no notice of the filters having been changed yet, and was informed that there is no regular schedule set up and no regular maintenane provided.  Has anyone had a "service call for regular maintenance" yet?  Do we need it?  Fan coils and baseboard heaters are new territory for us!

The association replaced our filters about three months ago at my request.  I was told they have not actually developed a mainrtenance plan yet but were looking at doing it twice per year.  If you could find the filters (they are an odd size) it is easily done.

The board is weighing a decision on policy regarding these very expensive filters, Should the HOA replace them as a service to the resident or should the resident pay for these and replace them themselves as needed?  Not everyone has the same needs.  If you have an opinion, you should let the board know what your preference is.
